Unit 304 is on the top (2nd above-ground) floor and faces east and south. The unit is very bright and sunny - arguably the best location in the building! It is cool in summer (new 12,000BTU in-wall A/C and ceiling fan) and toasty warm in winter with radiator heat. (Heat is included in rent.) It has hardwood floors, lots of built-ins and lots of storage space! There are a variety of ways to configure your furniture in this large studio and it is very livable. The built-in bookshelves in the main room and mirrored wall add to the bright, spacious and welcoming feel of the apartment. There is another room off the main room, which the current tenant has arranged as a bedroom. Others have used this as an office or a dining room. The bathroom and closet space are to the right as you enter the apartment, off a doored hallway, thus offering lots of privacy. Built-ins throughout the apartment allow for an amazing amount of in-unit storage. There is also a large designated storage bin in the downstairs utility room. While laundry is not in-unit, the utility room well-lighted, and the small number of residents mean that it is easily accessible. This building is in a pleasant residential neighborhood, three blocks from Wisconsin Avenue between Glover Park and the Cathedral. It is walkable to Cathedral Commons, Glover Park, Foxhall Square and Georgetown. It is also on several bus lines, one of which, the D6, goes all the way to Capitol Hill! It is close to popular restaurants, including Barcelona Wine Bar, Surfside, 2 Amy's, Cactus Cantina, Raku and Chef Geoff's. There are also several grocery stores nearby, including a Giant, a Safeway, a Wagshall's and a brand new Trader Joe's. There is a community garden nearby that has been in operation since after WWII. It is near both Georgetown and American Universities. Lots of trails and bike paths and a dog park are also nearby, and Georgetown is about a mile away of Wisconsin Avenue. There is easy on-street parking with a Residential Zone 2 parking sticker, which you will be eligible to receive for a nominal charge from the DMV It is an approximately 10-minute drive to Woodley Park, Cleveland Park and Tenleytown Metros. This is a smoke-free building, inside and outside each unit. Also, it is animal-friendly, and animals are allowed in this unit on a case-by-case basis. The renter is only responsible for gas (stove/oven),and minimal electric charges (lights and appliances), and cable (pre-wired). Heat and water are paid for by the owner. The building is professionally-managed and the common space is cleaned regularly. This is a lovely unit and previous tenants have been very happy here. One stayed for 19 years!!! You will not be disappointed!!!
